In summary

With a refined decoration, harmonious or mix oriental tradition and modern style, this charming residence offers excellent comfort.
The villa Rose-Anna is nestled in the center of a 12000 m² park with palm trees, olive trees, bougainvillea and flowers in vibrant colors.
With an area of ​​650 m² the villa has 13 rooms including nine with a clear view of the Atlas and open to the outside thanks to large sliding windows. Private tennis court and fitness room. Fully air-conditionned.

Indoors

The entrance crossed, we discover at the garden level a large hall, a dining room for 12 people, a large living room with fireplace and Led screen TV (Satellite channels), a fully-equipped kitchen, a hammam, a massage room and a fitness room.
On the first floor there is a reading room with fireplace and magnificent views of the Atlas.


Outdoors

On the ground floor you will find three terraces with garden furniture, a swimming pool (18m x 10m) that can be heated on request, a 100 m² pool-house with a bar, a dining room for 12 people (griddle and barbecue), an outdoor shower and toilet and a private tennis court with lighting system.
Upstairs there are four outdoor terraces equipped with garden furniture.


Notes

- Wifi is available throughout the villa as well as in the pool-house and garden.
- For the security of the occupants of the villa a video surveillance system is installed with 3 cameras: 1 in the kitchen - 1 in the entrance hall - 1 in the garden by the pool. The images are not archived. At the client's request, the cameras in the hall and garden can be disconnected.
- Only duly registered persons will have access to the villa. A person who is not a resident of the villa will not have access to the villa without the agreement of the owner. Exceptionally, the owner may accept additional persons at an additional cost per day and per person. Any non-resident visitor must be authorised by the owner and must have lunch or dinner at the villa or pay a pool fee.
- The compulsory tourist tax and any extras must be paid on site in cash at least 48 hours before departure.

- The house chef/cook prepares all meals. Meals and beverages will be charged to your final bill.
- The house must be returned in the same condition of check in. Otherwise fees can be charged to the customer.

- 2nd payment 50 Days to arrival day : 60 % of total amount of reservation is due to Villanovo.
- The owner may ask you to pay the amounts due for on-site services in local currency.
- The reservation price does not include optional incidentals or on-request items which will be added to your final bill.
- Payments in local currency are subject to variation in currency exchange rates.

Cancellation policy and cancellation fees

- Any booking modification or cancellation must be sent to us by email
- Cancellation policy is applied according to villa local time
- For all cancellations, the initial guarantee deposit is non-refundable.
- Cancellation occurs less than 50 Days to arrival day : 100 % of total amount of reservation is due to Villanovo.

Everything about our stay was 5 Star from arrival to departure.
The Villa is an Oasis of excellence from the furnishings to the Gardens.
Can’t commend the Staff highly enough. Nothing was too much trouble. Meriam, Nowell & Fatima were amazing and I’d like to think of them as friends following our visit.
Having a resident visitor like Vanilla was an added bonus to all 12 of us. What a beautiful dog!
One piece of feedback would be to put a drinks fridge out by the Pool House so we wouldn’t have to disturb Meriam every half hour by going into the kitchen to get more refreshments.

Villanovo service was first Class from start to finish
Going home at the end of our stay!

Maison très spacieuse et extérieurs très agréables
Myriam, Nawel, pour le service et la restauration ont été admirables de gentillesse, et nos papilles ont été ravies !
Abdel, et Nawel se sont faits discrets mais sont redoutablement efficaces pour nous assurer une villa impeccable et un jardin aussi beau qu'apaisant.

L'equipe de Villanovo a toujours été très réactive pour répondre à nos demandes
La localisation oblige à s'organiser avec les transports, ou à louer son propre véhicule
Un petit réfrigérateur accessible serait un plus, pour la nourriture pour bébé par exemple.

Cette maison est bien pensée. Belle vue. Le domaine et le jardin sont soignés.
Maison très bien tenue.
Personnel très gentil et aidant.
Nous avons demandé le chauffage de la piscine. Elle était fraiche compte tenu de la temperature extérieure cette année à Marrakech. Dans d'autre maisons, la piscine est plus chauffée pour que ce soit vraiment confortable. Les enfants n'ont pas voulu se baigner.

We have been looked after so well at the villa by Marium (her cooking is incredible) and Rashida. They are both so delightful - they are the very best.

What a wonderful week we have had and thank you so much Villanovo for all your advice about trips and meals- all have been exceptionally good.
The balloon experience was spectacular and the meal at Comptoire Darna was excellent and all our outings with Dunes and Desert have been fantastic.
Will certainly take your guidance if you advise even earlier than that.

The villa was magnificent with beautiful furniture, pictures, ornaments and furnishings and was very well laid out
The grounds were extensive , very private and well maintained with plenty of flowering roses, shrubs and many fruit trees.
We loved the swimming pool with plenty of comfortable sun-loungers around.
We had some delicious meals prepared by the chef, Meriem
Both the chef, Meriem, and the housekeeper, Rachida, were friendly and helpful, worked very hard and looked after us well.
They were particularly helpful with the babies and young children.
They helped to make the birthday celebration very special.
Villanovo answered all our questions promptly and generally we felt very well looked after.
We can't think of anything that we disliked.

La maison dans son ensemble qui permet l'intimite de chacun et bien sûr le jardin et la piscine qui sont magnifiques. Les repas en extérieur au pool house.
Le personnel de maison vraiment adorable, Meriam, Rachida et Abdou le jardinier.
La climatisation de la chambre rouge qui est vraiment très très bruyante. Ce n'est pas acceptable pour une villa de ce standing.
Les paiements en espèces qui sont très compliqués des que l'on atteind certaine somme. A 10 dans la villa comme c'était notre cas le paiement en espèces est vite devenu une contrainte gênante.
L'éloignement du centre de la Medina mais ça ne nous a pas particulièrement gêné.

The house was amazing, the rooms were comfortable and well distributed and organized. The local staff was really sweet and nice to us during all of our staying. The food they prepared for us for breakfast, lunch and dinner was really good. The tennis court is accessible and the swimming pool is perfect, all the details are curated.

We had some small inconvience but the Villanovo service fixed that for us. We overpaid the service for the wine delivery and the massages with the local staff during our stay but the VIllanovo receptionists helped us to get a refund.
Nothing. The house is truly amazing.

La lumière dans la salle à manger un peu triste.
Le hamman pas suffisamment chaud
Raquettes Table de ping pong étaient cassées
Les chambres peuvent être bruyantes à cause du hall d’entrée ouvert. Le son remonte vers les étages.
La douche de pluie dans la chambre parentale devraient être détartrée.

Incredible 3 nights and days at the villa: Super facilities, spa, tennis, pool, the staff were incredible, food was delicious and catered to suit both vegetarians and non-vegetarians.

Mathilde our Villanovo concierge was incredible before and during the trip, helping to organize all of the meals, transfers, a birthday cake and even a day in Agafay with multiple activities for a large group.

La maison est très bien entretenue et on s’y sent bien
Wifi excellent et chaînes françaises
La localisation est quand même à 25 minutes de Marrakech des restos, centres etc … mais nous le savions en venant.

La villa Rosa-Anna est une maison spacieuse, tres bien entretenue dans un jardin luxuriant avec une grande impression d'espace. La piscine était tres bien chauffée pour le mois de Février ce qui était tres agréable et le tennis un vrai plus pour les enfants.
Le personnel a été adorable, tres accueillant et aux petits soins. La cuisine était délicieuse. Un vrai service 5 *.
C'est une maison idéale pour les familles que je recommande vivement.

La maison est magnifique, avec tous les accessoires possibles (piscine, tennis, ping-pong, pétanque, hammam, ....) auxquels on peut penser pour passer de bons moments en famille. Les chambres sont très grandes avec tout le confort moderne. Les pièces sont très grandes et toutes différentes les unes des autres. La décoration est de très bon gout et très raffinée. Le personnel est aux petits soins pour nous, en particulier Myriam la cuisinière et Naen toujours très souriante.

Nous avons été orientés vers cette villa par les services de Villanovo, et nous ne regrettons pas du tout. Les relations avec la conciergerie (en particulier Mathilde) ont été très cordiales. Nous avons été bien conseillés pour le choix des activités extérieures avec Dunes & Desert., ainsi que pour les taxis, et le choix de l'hôtel pour la nuit supplémentaire à Marrakech.
Le seul bémol est le manager Abdou avec son insistance sur le paiement des repas. Nous l'avons vu une première fois pour l'accueil et la répartition des chambres, puis une autre fois car on avait demandé à profiter du hammam. Par ailleurs nous ne l'avons vu que pour des histoires de paiement.

The Villa was amazing. We had the pool heated due to the time of year and glad we did as we spent a lot of time here. The house staff sorted all of our food and drink and cooked some lovely food. The Tennis court was really great to have and we had an excellent Tennis coach visit us Three times during the week. The Villa facilities were lovely and everything was very modern. The staff were very discreet and wouldn't have known they were there. Villanovo concierge also very helpful with everything we needed.

Villanovo wa very good and look forward to booking with you again in the future.
The location was a little remote. Any trips into Marrakech was 30+ minutes. To be honest this is just a small thing but did make it a barrier to visiting due to the cost of taxis. I also found the cost a little high for the food & drink. We had stayed in a similar villa before and just paid for receipts whereas this was a set cost for lunch, dinner & wine/beer. Also if you are choosing this option the Villa manager wanted cash which we hadn't know and therefore caused a lot of frustration on the last day working out a payment process which thankfully Villanovo supported us with.

Maison située dans une résidence privée avec gardien.
Décoration typique de bon goût.
La localisation, éloignée. 30 minutes de Marrakech en empruntant presque ce que l'on peut qualifier de voie rapide.
Pas de délimitation dans le domaine entre cette maison et les autres.

La villa est parfaitement entretenue et très bien équipée. Le jardin est taillé au cordeau et luxuriant. La vue est belle et dégagée donnant sur la nature environnante. Les chambres sont impeccables. Le service est de bonne qualité. Le tennis privé éclairé un vrai plus.
Pas de défaut. Le choix de certaines couleurs dans quelques pièces mais c'est personnel !

La villa est encore plus belle que sur les photos, elle est immense !
Et c'est ce que l on apprécie ! Pouvoir découvrir encore quelques trésors enfouis que même les plus belles photos garderont en secret.
Quel bonheur ce chant des oiseaux, ces espèces si différentes qui viennent se poser au bord de la piscine quelques instants sous nos yeux...
L espace vert est merveilleusement entretenu, rien ne dépasse, il y a une multitude de variété de fleurs et en même temps tout devient homogène. Paix et silence règnent.
Les intérieurs ont des styles très différents ou tout le monde y trouve son compte. Certaines chambres plus luxueuses que d autres sont à noter. Mais les masters sont grandioses.
Le staff est au petit soin, discret mais qui se fait vite sentir indispensable pour que l'on puisse profiter pleinement du lieu sans se soucier des détails.
Pas eu affaire à l utilisation du hammam donc je ne pourrais rien en dire.
D'ailleurs rien à redire, à part qu'il faudra y revenir.

Villanovo : équipe réactive et efficace qui connaît son marché
Certaines chambres plus luxueuses que d autres sont à noter. Mais elles restent quand même spacieuses, idéale pour des enfants ou personnes seules.

A compter de février 2018 la villa a été entièrement rénovée et décorée, totalement révisée et équipée. Notre équipe à Marrakech la recommande vivement pour un séjour en famille ou entre ami de qualité.

As of February 2018 the house has been entirely refurbished and renovated offering more comfort and luxury than previously. All equipments have been updated and our Marrakech strongly recommends the house.

Il faut prévoir une location de voiture pour se déplacer.
Ce serait, peut-être, intéressant de proposer la location de la maison avec un véhicule pour le séjour.
